The Board approved a standard mailbox, the model is Salbury # 4850BLK and the posts are # 4870BLK (single post for the 3 lots with single post) and 4872BLK (double post for the lots that share a post) for anyone that wants or may be required to replace the mailbox. Many will be receiving letters to the poor conditions so now may be the time to have corrected.
Those wanting to move forward and replace the mailboxes with their neighbor may contact Jim at ASAP mailboxes. The cost he stated is $265 for the single mailbox and post and $385 for the double mailbox and post. If you are interested call Jim @ 239-262-1165 or email firstname.lastname@example.org
To The Community of Plantation Preserve
I would first like to take this time to thank you for electing us to serve this community, Chris Beckel, President; Sudir Savalajkar, Vice-President; and Joe Candelore, Secretary. We hope the upcoming year we will get more projects going to better our lifestyle at Plantation Preserve.
I would also like to bring to your attention there are two seats on the board opening up with an election in December. Please VOTE for people that have our community’s best interest in mind. If you want to run for a seat please fill out the form and send it in so your name will be on the ballot.
I would like to go over some of the things that changed in the last ten months:
1...The gate operation which was a long ongoing problem has been fixed. The gate has not been breaking down like before, except when hit by someone. A new arm with lights was installed. Please do not follow a vehicle into the community, if the arm comes down on you the damage will be charged to you.
Tom Hart is onboard to assist us. Tom is charging us $285 an hour where our previous lawyer was charging $385 an hour. Tom Hart's firm comes with a lot of knowledge in HOA law. Since our contact with him is controlled, the legal expenses this year are lower.
3...New Lawn Care Service
As most have seen we hired a new lawn service. This service does everything in house and saves us money. They have been trying to clean up the mess the previous company left so please be patient. The previous board signed a contract that required us to give a ninety day notice or pay them $44,000 for an early release of contract. This is why things are a little out of hand for now. We signed a thirty day no fault dismissal with the new service if they do not keep up with the terms. The new service has put together a plan which will take about 5 to 6 weeks to get the community back in great shape. Please give them a chance.
We also ask the homeowners with dogs and kids to keep their yards cleaned up and their dogs inside. If on Thursday your yard has toys, the dogs are outside, or if there is dog poop in your yard it will not be cut. Presently the service has been here a couple days a week to catch up and is doing well. Also remember if there is a holiday week the service maybe a day behind like the garbage etc.
4...New Mail Boxes
Even though the majority of the votes were for the new mail boxes we fell short by 3 or 4 votes of having the two thirds required by the by-laws to pass it.
We did however keep the cost down for people with double boxes to $25 more. Unfortunately for those few with single boxes the price increased. Those with single boxes try to replace your box when neighbors with double boxes are getting theirs replaced, and the company may work better with you. There is no ARC request required to replace your mail boxes with one of the two approved boxes and poles. There cannot be any add-on or changes done to the box or poles, this is not approved and will be a violation
The savings does prevent an association dues increase; the dues will remain at $135 a month. The savings from the lawn service and attorney fees will be redirected in the next budget. This will build up the lake repair budget, which is low on funds and the berm budget which we just started for berm maintenance. The rest will go to different community projects.
It has been slow moving but everything is being done according to Florida State Statutes and things are getting accomplished to benefit the whole community.
Please remember in December we have our annual meeting. Vote, and send in your Proxies by due date.
